What are the costs associated with residency?

Entrance fees are based upon apartment size and begin at $209,400. Monthly service fees begin at $2,701; there is an additional monthly fee for a second person. What is included in the monthly service fee?

The monthly service fee includes one meal each day; all maintenance and weekly housekeeping services in each apartment; weekly flat laundry service; all utilities (with the exception of telephone service); cable TV; regularly scheduled transportation within the local community; an emergency call system within each apartment that is connected to the on-site Health Center; 24-hour security; health care in the Health Center; assisted living services; and a wide variety of planned social, cultural and recreational activities.

How does the Return of Capital PlanTM protect my estate?

With Ginger Cove's Return of Capital Plan™, you can be assured that the financial estate you've worked to build will be protected. The plan provides for 90% of the entrance fee to be returned to the resident or the resident's estate. Its purpose is to provide true life-care living without permanent disruption of a resident's capital.

Are there tax advantages to living at Ginger Cove?

Ginger Cove residents are entitled to make an annual tax deduction of the portion of their monthly service fees that can be attributed to medical costs. This figure is calculated each calendar year and may differ somewhat each year. In 2006, this deduction was 42%. In addition, residents are entitled to a one-time tax deduction (taken as a medical deduction) of the non-refundable portion of their entrance fee. This is typically 10% of the entrance fee.

What is the significance of CCAC accreditation?

Ginger Cove is accredited by CARF-CCAC, part of the American Association of Homes and Services for the Aging (AAHSA). This accreditation is widely regarded as the mark of quality in retirement communities, assuring the consumer that the community is committed to ongoing organizational excellence, sound financial reserves and conformance to high-quality standards. Accreditation is a simple way by which one can evaluate the many retirement living options available. Many financial advisors recommend that consumers look for the CCAC accreditation when choosing a retirement community.

Does Ginger Cove have plans for future expansion?

Plans are underway to renovate and expand the second-story Health Center, creating distinct neighborhoods with more private rooms and family gathering spaces. A central feature will be a garden atrium with walking paths, providing patients with direct access to the outdoors.

In addition, the expansion will provide additional spaces for resident activities in our Commons building, including more classroom and conference spaces; a new wellness/fitness center and pool; and an informal dining room and outdoor dining terrace. Construction is expected to begin in summer 2007.
